You have legal responsibilities to your tenants when it comes to gas safety
Letting a property with gas appliances means you must have the appliances, flues and pipework checked every year.
A gas safety check every year by a registered engineer with a full compliment of ACS's
for the appliances being inspected.
With in 28 days a copy must be given to the tenant or before they move in.
Interestingly YOU are obliged to demostrate the procerure for turning off the gas in the event of a gas leak
Gas safety certificates
After your gas safe registered engineer has completed the requires checks he/she will give you a CP12 which will indickate the condition PASS/FAIL off the appliances pipework and ventilation.
You must keep these records for each safety check for two years.
